The Landmark is the redevelopment of former Landmark Towers with 139 units, built in 1985 and enbloc in 2018 for $286 million ($1406 psf ppr). This was after failed attempt back in 2007 when asking price at $300 million.
With the indicative breakeven price of $1906 PSF, developer had priced the units during preview stage from $1950 PSF which was very attractive considering One Pearl Bank is selling on average at $2400 PSF.
Chin Swee vicinity is pretty sleepy as most buildings are pretty old hence the birth of The Landmark set to transform the area.
The existing road turning into The Landmark is kinda of exclusive as it only lead to The Landmark and Hotel Re! Come with only one main entrance and 340 parking lots, The Landmark will anticipate a fair share of tenant base when it completed in 2023. Being a city fringe property, its close proximity to SCH and chinatown MRT will gather much attention from expatriates.
With just 72,118 sqft of land size, it is a smart move for developer to emphasize more on vertical space with level 14 and 34 crafted out as communal facilities as well as the top floor. One example is the Sky Gym on level 14, slightly cantilevered with copper finish.
For more detail of The Landmark facilities, refer to facilities.
The Landmark have positioned all its units either North or South facing. However, do take note that units face North on general will experience road noise from CTE and the slip road towards outram road
Our view on The Landmark
We do see the addition of The Landmark into Outram area have a great boost to this vicinity as One Pearl Bank is the only new development prior to this. We expecting strong rental demand when both developments completed. We feel developer of The Landmark have did right on the sweet spot of pricing for its unit especially the 2 bedroom type. Starting from $1.3mil, this is similar to some developments in Bukit Timah is selling too! Even nearest competitor One Pearl Bank, a 2brm with 1bath is already 700 sqft with starting price from $1.8mil (that a whopping $500,000 difference!)
